BVA unit owners, Pat Kistner and Pat Raklovits have, thus far, refused to conduct an honest investigation into how Stephanie Feist illegally came by, and distributed, our private email data. It's been ten months without a response from them, and it is time to get to the bottom of it to restore good faith in data security at Brookside. Until then, BUYERS BEWARE!

This is what Kistner and Raklovits call solving the problem with the shrub stumps here. Unannounced, they simply paid to have these stumps torn out of the ground. This has left large sinkholes where the stumps used to be. No effort was made to ensure that these areas were made safe afterward. Now, we are left with just as big of an eyesore, and, instead of a tripping hazard, we are left with sinkholes in which the mailman or children could likely twist an ankle. This is exemplary of the buffoonery that is the Pat & Pat Shit Show here at Crookside Village.

This is what Patrick Kistner calls "Exceptional appearance of the BVA property as stated by many realtors." What "realtor" worth his or her salt would say this about images such as this? This is a current image of how much of the grounds at Brookside appear today. Most of the hedges at Brookside were simply ripped out, leaving all of the roots, back in 2020. It has been three seasons now with the grounds in this abysmal shape. How does this improve property values, Mr. Kistner?

This is a screen-shot to show owners that Kistner and Raklovits have taken over the committees here and will not share power. At least four unit owners have declared that they want to serve on various committees here. Yet, Kistner and Raklovits refuse to honor any of these requests. Again, as they do on the BVA Board, they will not share power with anyone who might have an opposing perspective to theirs. This is neither democratic nor healthy to good governance. They’ve run good people off of the Board repeatedly, and it is as if they run the Maintenance committee like mob bosses. If they don’t like you, you can expect to be harassed, ignored and/or receive bad advice when you submit a claim to “The Association” website. Click HERE for a full view of the page.

The BVA Board is Illegitimate!
Election Fraud Is All They Know

None of the current Board members were legally elected to their positions. Proof has already been provided to show that they freely engage in election fraud. Now, there is plenty of evidence that both the 2022 and 2023 elections were conducted fraudulently. Kistner violated the rules that were set forth for the elections process by going around and pressuring unit owners to participate. In the 2022 election, ALL ballots needed to have a post mark on them to show that Kistner hadn’t tampered with them. There is email

proof that Kistner accepted ballots by hand with no post marks. Therefore, both he and Raklovits are not legally allowed to sit on the Board. In the 2023 election, Kistner again went around harvesting votes despite the stipulation that they be delivered by the unit owners directly to the mailbox of Gleason. Therefore, this election is also invalid. We are without a true governance system at Brookside Village. It is a shame that such cancers as Kistner and Raklovits have come to our Village to do so much harm.

This question has been brought to these officers (Kistner and Raklovits) without an honest yes or no answer to date. Kistner runs a “business” out of his unit called

Summit Sales LLC. So, it is a worthy question if his company does business with the BVA. Why are they so scared to give an honest answer to this simple question?

Did the BVA Screw Owners Out of
Their Vote on the Road Project?

How many, if any, unit owners here at Brookside Village understand that Kistner and Feist likely gamed the system against the unit owners so that owners could not vote on the ‘paint the pavement’ project. Former Board President, Stephanie Feist, stated (in her email with the pilfered addresses) on December 14, 2022 that “The Association” had $36K to work with on this project at the time. Yet, they knew that any project that cost more than 115% of monthly Association fees (~$34K) meant that the unit owners could vote on it to turn it

down. You can find the exact statute (765 ILCS 605/18)(a)(8)(I) by clicking HERE. A little logic and arithmetic here: We pay $225.00 / month. 115% of $225.00 = 258.75. For those of us who chose to pay monthly, our amount is: $258.63… a difference of $0.12. Looks like they really cut it that close with some questionable budgeting. Again, It appears they gamed the system to ensure that unit owners could not vote on it. So much for democracy at the BVA, eh Pat, Pat, and Stephanie? Why are you all so scared of it?
